When purchasing property, it is important to remember that there is not a cooling off period on the contract, as exists in some states of Australia. You are bound by the contract. If necessary you may be able to negotiate conditions to the contract such as securing finance or a building or pest inspection with the contract only becoming unconditional if these conditions are resolved.
If you are intending to rent your home in Tasmania, most property managers require that you inspect the property before you apply, or have someone inspect it on your behalf. Inspections are often conducted at a set time for all interested parties and in some cases a private inspection can be arranged, especially if the property is vacant. The lease is generally for six or twelve months with the equivalent of a month’s rent payable as a bond at the commencement of the lease. This will be returned to you if the property is returned in the same condition at the end of the lease. You will need to provide a recent credit rating report, proof of income, references and suitable identification at the time of applying for a property. Each real estate agency will specify on their application form exactly what their requirements are and the application will only be assessed if everything is provided.
